    Existing clients approached SJR Mortgages with the goal of purchasing another Buy-To-Let (BTL) property for their portfolio. The rental income and capital growth achieved has supported the family’s ambitions for early retirement.

    The dilemma

    The clients found their ‘ideal’ property that aligns with their investment plans. However, due to certain property conditions, a complete cash purchase was required. The clients did not have the funds to purchase the property outright.

    Secondly, the structure of the limited company restricted their options due to lender criteria.

    Our solution

    We analysed the property portfolio, attaining areas that we could raise the necessary capital for the purchase. Through thorough research, we sourced a BTL Ltd company mortgage lender and agreed terms to raise the funds for the additional property purchase.
